At the Land Department, standard government registration fees apply. For freehold, the main registration fee is typically 2% of the appraised property value. Seller-side taxes may also apply, including Specific Business Tax or Stamp Duty, depending on the contract structure. For leasehold, the registration fee is usually 1% of the total rent for the full lease term, plus 0.1% stamp duty. Legal support fees and maintenance charges depend on the project and deal terms.
Yes. Installment plans are common in the Thai primary market and are usually tied to construction milestones and final transfer. Across the market, payment terms often run from 6 months to 2 years, while the initial payment size and exact schedule depend on the project and construction stage. For InterContinental Residences, the current payment schedule is shown in the purchase process section of this page.
Freehold is full ownership of the property, most commonly used for condominium units. The owner has the right to own, use, rent out, sell, and transfer the property by inheritance. For foreign buyers, freehold in condominiums is usually available only within the foreign ownership quota, which is typically limited to 49% of the total sellable area, and subject to standard registration requirements.
Leasehold is a long-term lease that grants the right to use property or land for the term stated in the contract. Under Thai law, the maximum registered term is typically 30 years. An extension may be possible, but it is not automatic and usually requires a new agreement and registration. For lease terms longer than three years, registration with the Land Office is required to secure the tenant's rights for the full contractual period.
Prices, availability and payment plans change weekly and are confirmed by the developer at the time of inquiry. Invest Phuket is an independent new-build advisory.
